What is Bond Cleaning?

Local End of Lease Cleaners for the Blue Mountains

End of lease cleaning (also called bond cleaning, vacate cleaning, move out cleaning, or exit cleaning) is a thorough, comprehensive clean required when you vacate a rental property in the Blue Mountains. It’s designed to return the home to the condition documented at the start of your tenancy.

Mountains homes come with their own challenges. Many are older homes with timber floors, wood heaters and fireplaces, and the cooler, damper climate means bathrooms and window frames often show mould and mildew. Steep blocks and split levels add stairs and extra glass. We allow for all of this in your quote and clean every room to the same checklist.

Our Services

Cleaning Services Across the Blue Mountains

From family homes and rental apartments to townhouses and commercial premises — we cover every property type across the Blue Mountains.

Carpet Steam Cleaning in the Blue Mountains

Carpets are one of the most common reasons a final inspection fails. Most NSW leases require professional steam cleaning, and agents will often ask for a receipt before releasing your bond.

We steam clean carpets, rugs and upholstery across Katoomba, Leura, Wentworth Falls, Springwood, Blaxland and Glenbrook. Book it as part of your end of lease clean, or on its own — you do not need to be moving out.

Hot water extraction that lifts dirt, stains and allergens
Lounges, rugs and mattresses cleaned at the same visit
Fully insured and police checked cleaners
Same-day bookings available 7 days
Receipt provided for your agent or property manager

Ask for carpet cleaning when you request your free quote and we will include it in the one price.

Frequently Asked Questions

Which Blue Mountains suburbs do you cover?

Katoomba, Leura, Wentworth Falls, Blackheath, Mount Victoria, Lawson, Hazelbrook, Faulconbridge, Springwood, Winmalee, Warrimoo, Blaxland, Glenbrook and Lapstone, plus Penrith and the rest of Western Sydney. Call 0499 002 004 if you’re not sure about your street.

Can you remove mould from bathrooms and window frames?

Yes. Mould and mildew are common in Blue Mountains homes because of the cooler, damper climate. We treat visible mould on tiles, grout, ceilings and window frames as part of the clean — tell us about it when you ask for a quote so we can allow the time.

What is included in an end of lease clean?

A full clean of every room following a real estate–style checklist: kitchen and oven, bathrooms and toilets, inside cupboards, windows and tracks, skirting boards, light switches, walls spot-cleaned and all floors. Carpet steam cleaning can be added.

What if my property manager isn't happy with the clean?

We offer a Bond Back Re-clean Guarantee. If your property manager asks for any area we cleaned to be redone, we come back and re-clean it for free.

How much does bond cleaning cost?

Every property is different, so we give you a firm price before we start based on the number of bedrooms and bathrooms, the condition of the home and any extras like carpets or walls. Get a free quote online or call 0499 002 004.

Is carpet cleaning included?

Carpet steam cleaning can be added to your bond clean, and many property managers ask for it. We also take standalone carpet cleaning bookings.

How soon can you come?

Same-day bookings are often available, 7 days a week. For end of month moves we recommend booking 2–3 days ahead to secure your preferred time.

Do I need to be home during the clean?

No. Many customers leave a key or use a lockbox. We’ll let you know when the job is finished.

Bond Cleaning Prices in the Blue Mountains

Every property is different, so bond cleaning is quoted rather than sold at a fixed rate. Two three-bedroom homes can take very different amounts of time depending on how they have been maintained. We give you a firm price before we start.

What affects the price of your bond clean

Property size — the number of bedrooms and bathrooms is the biggest single factor. Bathrooms are among the most labour-intensive rooms in a bond clean.
Condition at handover — a property maintained throughout the tenancy takes less time than one needing heavy-duty work on built-up grime.
Oven and rangehood condition — ovens are one of the most commonly disputed items at final inspection, and baked-on residue takes time to remove properly.
Carpets — steam cleaning is a separate service, and many leases require it. We can arrange it as part of your booking.
Windows — the number of windows, and whether exterior glass is safely accessible, affects the time involved.
Extra areas — balconies, garages, patios and internal blinds are not always included as standard and can be added.
Furnished or unfurnished — a furnished property takes longer, as cleaning has to work around contents.

How to compare bond cleaning quotes fairly

When comparing quotes, check what is actually included rather than just the headline figure. Ask whether carpet steam cleaning is included or extra, whether external windows are covered, whether the quote is fixed or hourly, and whether there is a re-clean guarantee if your property manager raises an issue.

The cheapest quote often costs more overall. If the clean does not meet the standard on your condition report, you may end up paying twice, or seeing it deducted from your bond.

Getting a price for your property

Tell us your suburb, the number of bedrooms and bathrooms, and any extras you need, and we will give you a free, no-obligation quote. Call 0499 002 004 or use the quote form on this page.

Our Bond Back Re-clean Guarantee is included — if your property manager raises an issue with our work, we return and re-clean at no extra cost.

Understanding the NSW Bond Return Process

Who holds your bond in NSW

In New South Wales, your rental bond isn’t held by your landlord or agent. It’s held by NSW Fair Trading, lodged through Rental Bonds Online, capped at four weeks’ rent, and governed by the Residential Tenancies Act 2010 (NSW). That matters at the end of a tenancy, because releasing it is a formal process rather than something your agent decides on the spot.

The entry condition report completed at the start of your tenancy is the benchmark your property manager compares against at the final inspection. The property is expected to be returned in the condition recorded there, allowing for fair wear and tear.

Fair wear and tear covers the ordinary ageing of a property — worn carpet from normal foot traffic, faded paint, minor scuffs — and cannot be charged to a tenant. Cleaning is different. If the property isn’t returned to the standard recorded on the condition report, cleaning costs can legitimately be deducted, which is why a thorough exit clean matters.

How the bond refund process works

Either you or your landlord or agent lodges a claim through Rental Bonds Online setting out how the bond should be paid out. The other party is notified and has a set period to agree or dispute it. If both sides agree, Fair Trading releases the bond to your nominated bank account.

If a claim is lodged and the other party doesn’t respond within 14 days, it can proceed as claimed — so it’s worth never ignoring a Rental Bonds Online notification.

Where the two sides can’t agree, NSW Fair Trading offers free dispute resolution first. If that doesn’t resolve it, either party can apply to NCAT — the NSW Civil and Administrative Tribunal — for a binding decision.

What property managers check at final inspection

The items most commonly raised at final inspection are ovens and rangehoods, shower screens and grout, window tracks and sills, skirting boards, inside cupboards and drawers, and marks on walls. These are exactly the areas our bond clean checklist covers.

We can’t influence how your agent assesses the property — but we can make sure the cleaning standard isn’t the reason your bond is reduced. If your property manager raises an issue with our work, our Bond Back Re-clean Guarantee means we return and re-clean at no extra cost.

This is general information only, not legal advice. For current rules and your specific situation, see NSW Fair Trading.
